Terrazzo Floor Polishing & Restoration
Having your terrazzo floors professionally polished restores them to their original high-gloss polish. In fact, utilizing the latest diamond grit discs our team can polish your terrazzo floors to a shine even better than they would have looked new! And because we use the latest polishing machines and techniques, your floors will retain their polish for years.
If you are lucky enough to have original terrazzo floors, don't trust them to just anyone. Have them polished by the team that was featured on the PBS home remodeling show, "Ask This Old House" and have them done right!
Preparation
We'll carefully apply tape and protective plastic to your walls and cabinets.
New Surface
Grind your floor with 16, 30 & 50 grit metal honing discs using a planetary machine with counter spinning heads. This will remove the top layer of your dull terrazzo floor exposing virgin surface.
Hand Grinding
We hand grind the edges and corners to ensure a uniform shine.
Chips & Cracks
If your terrazzo has chips or cracks, we'll carefully drill out the holes, refill with matching marble chips, and grind the patch to match the surrounding terrazzo floor.*
Note: Patching terrazzo is an art that takes years to master. Don't trust this to a flooring company's sub-contractor. No two terrazzo floors are the same. Many different stones and binding agents are used to create terrazzo. Patching your terrazzo with a different stone or inferior binding agent will not match your existing floor. The Terrazzo Care Restoration craftsman who polishes your floor will be able to identify the exact stones originally used in your floor and will use those same stones if any patches are required. Stain Removal
For severely stained terrazzo or floors with "ghosting" we offer an optional peroxide treatment that can be applied to your floor at this stage of the restoration for an addtional charge. Ask about it during your free terrazzo consultation.
Multiple Step Grinding/Polishing System
Once the virgin surface of your terrazzo floor is exposed and any damage is repaired, we'll continue polishing your floor with progressively finer resin diamonds. This intensive process ensures that your floor is polished down to the microscopic level leaving no space for dirt to collect on the terrazzo floors surface. You'll be able to maintain this polish for years with a damp mop.

Questions & Answers
Yes. Our terrazzo artists can match the color of any terrazzo pattern beautifully. We have hundreds of marble chips from around the world in stock now.
We cannot guarantee 100 % stain removal but have equipment that can aggressively grind down the terrazzo. We only use planetary machines which have a master plate that spins in a circle with three discs below it that counter spin. The speed and weight of these machines help to remove the surface staining but we will also soak the floor after the first set of metal honing discs have been used to open up the pores. Once the metal honing discs have been used in the center the edges are ground with a cup wheel when using a hand grinder. This ensures that we get to the edge of the floor and blend to the center. We soak the terrazzo with a peroxide/bleach solution and cover it with plastic for one week or more. Once removed we can see color coming into the white peroxide which are stains that are drawn up and out of the terrazzo from below the surface. Our process also helps to lighten a floor. Since we do not use topical coatings the floor will breath and dry out getting even lighter over time.
Yes the shine we produce is by mechanically grinding the terrazzo with planetary head machines. These machines have a master plate that spins in a circle with three discs below the master plate the counter spin. Planetary machines attain such a high speed that the shine is on the durable surface no coating needed.
We also use planetary machines that have engines with propane tanks mounted on the back. These machines do not lose pad pressure but grind more aggressively than machines run on electricity. The shine is incredible. We also use densifing chemicals that are applied to the terrazzo after 200, 400 and 800 grits. What this does is harden the Portland cement and inturn produces a richer gloss. Final step in the process to shine the terrazzo is we use compound polish to give a deeper shine. There is no better way to bring out a natural gloss that will last for years to come. The Museum of Art Fort Lauderdale was ground and polished in 2006 and still looks great to this day.
